Property expert: What's the easiest way to buy part of my neighbour's garden?


Q My neighbour has agreed to sell a small piece of redundant land from his garden on the condition that he does not have to do any running around and that I pay him £1,000 (which is a fair price).  However, I have no idea how to start the ball rolling – please could you advise? TSA First, you need to agree with your neighbour exactly where the new boundary will be, how you will mark it – with a fence, for example – and who will be responsible for the upkeep of whatever you use to separate your land from his. Then you need to find both a surveyor and a solicitor. The surveyor will be needed to draw up a plan of the land to be transferred so the Land Register can be updated and the title plan of your property and that of your neighbour can be amended. And you’ll need a solicitor to actually do the transfer and to get everything sorted with the Land Registry. The solicitor should be able to act on behalf on both you and your neighbour as the value of the land is less than £10,000. Continue reading…
