\nBelow are three attributes that every property agent in Singapore should possess.\u00a0
\n1. Knowledgeable\u00a0
\nA licensed property agent should be up-to-date with the existing rules, such as those involving HDB flats,\u00a0private homes\u00a0and\u00a0commercial\u00a0real estate.\u00a0This is\u00a0to\u00a0provide accurate and effective advice to clients as well as handle necessary paperwork\u00a0without\u00a0issues.
\nThey should also be familiar with the property market to\u00a0maximise the profits of their customers or minimise loss.\u00a0Aside from\u00a0knowing how to perform\u00a0due diligence\u00a0on behalf of their clients,\u00a0a salesperson\u00a0must also comply with laws and statutory requirements, particularly those implemented\u00a0by the Council for Estate Agencies (CEA).
\n2.Attention to details\u00a0
\nA real estate agent\u00a0who\u00a0takes note of the things their clients want is more likely to succeed in selling a home. Aside from\u00a0trying\u00a0to create catchy listings, they also devote time to taking pictures or selecting photographs that will attract buyers.
\nIn addition, agents that\u00a0pay\u00a0attention to\u00a0details\u00a0are\u00a0more likely to prevent a prospective buyer from acquiring a house\u00a0with hidden defects and health hazards. They can help spot leaky pipes and faulty electrical wiring as well as termite and rat infestations.\u00a0
\n3. Honesty and integrity\u00a0\u00a0
\nA\u00a0respectable property agent should uphold CEA\u2019s\u00a0Code of Ethics & Professional Client Care. He or she must\u00a0always\u00a0protect and look after the interests of their clients\u00a0even if it may\u00a0cause\u00a0some\u00a0inconvenience to the agent.
\nThe surest way of losing future customers\u00a0is to develop\u00a0a bad reputation\u00a0as no one wants to deal with an agent\u00a0who often lies and cheats just to earn easy money. More importantly, agents who break\u00a0the rules can\u00a0face imprisonment and hefty\u00a0fines.
