{"id":73059,"date":"2017-11-28T09:48:52","date_gmt":"2017-11-28T02:48:52","guid":{"rendered":"http:\/\/www.siamlandbank.com\/propertynews\/property-news\/singapores-property-debt-drops-amid-rise-in-real-rates\/"},"modified":"2017-11-28T10:03:52","modified_gmt":"2017-11-28T03:03:52","slug":"singapores-property-debt-drops-amid-rise-in-real-rates","status":"publish","type":"post","link":"https:\/\/www.siamlandbank.com\/propertynews\/property-news\/singapores-property-debt-drops-amid-rise-in-real-rates\/","title":{"rendered":"Singapore\u2019s property debt drops amid rise in real rates"},"content":{"rendered":"<p>&#013;<br \/>\nMorgan Stanley believes the accumulation of debt due to property acquisitions in Singapore has eased thanks to higher real rates, reported Singapore Business Review.<br \/>\nThe firm noted that the trend in Singapore\u2019s debt-to-GDP largely mirrored that of China, in which negative real rates served as the primary driver in the significant rise in leverage.<br \/>\n\u201cHouseholds, in particular, took the opportunity to engage in the property market, which resulted in a rapid accumulation of household debt post-credit crisis,\u201d said Morgan Stanley economist Chetan Ahya.<br \/>\nThe pace of leverage build-up, however, eased when real rates started to increase in late 2014.<br \/>\nThe introduction of property purchase restrictions also served as an additional constraint for the household sector to further acceleration in debt growth.<br \/>\nWhile the impact of the cooling measures on property prices as well as the pace of leverage increase was felt in Hong Kong, it was more evident in Singapore.<br \/>\nMorgan Stanley expects the improvement in Singapore\u2019s property market to support GDP growth, on the back of an increase in construction capital expenditure.<br \/>\n\u201cWe expect the growth momentum to sustain amid a more conducive external environment and a broader property market recovery.
