With so much visual stimuli and large discounts\u00a0offered,\u00a0the line between reality and illusion is\u00a0sometimes\u00a0blurred. When it comes to million-dollar properties, you can\u2019t afford to be wowed by grandeur alone. Furthermore, if your home is meant for the long-term, presumably until you retire, then more prudent evaluation is needed. Here are some things to consider when viewing a showflat.\u00a0\u00a0<br \/>\nBy\u00a0Christopher Chitty\u00a0 <\/p>\n<p>Light\u00a0and bright\u00a0\u00a0<\/p>\n<p>Showflats are known\u00a0for using\u00a0extensive lighting.\u00a0This is necessary\u00a0when\u00a0it\u00a0is crowded,\u00a0but it makes it hard for a buyer\u00a0to determine\u00a0the natural luminosity of the actual unit without artificial lighting.\u00a0<br \/>\nYou can counter this by checking where\u00a0and how big\u00a0the windows are. Also,\u00a0identify\u00a0which stacks receive\u00a0the most light and which ones are blocked by neighbouring\u00a0buildings.\u00a0<br \/>\nThe last thing you want\u00a0to do is\u00a0to buy a unit that either has\u00a0no sun at all, or too much\u00a0of it.\u00a0 <\/p>\n<p>Parting spaces\u00a0\u00a0<\/p>\n<p>The government requires showflats to be representative of the actual units. This\u00a0is beneficial for the consumer\u00a0as it ensures that\u00a0room and balcony sizes\u00a0are accurate.\u00a0You may need to inquire separately about planters and air-con ledges.<br \/>\nHowever, developers\u00a0have the right to decorate the showflat as\u00a0they wish, provided they\u00a0clearly\u00a0indicate\u00a0where certain walls\u00a0are\u00a0if they were removed.\u00a0<br \/>\nLook for signs of these partitions\u00a0on the floor and on the walls. If a room looks too big, then\u00a0ask\u00a0the developer or agent\u00a0to confirm the actual size.\u00a0\u00a0\u00a0 <\/p>\n<p>Go with the flow<\/p>\n<p>Ignore the expensive furniture and attempt to see the showflat as an empty unit. Visualise yourself and your family living in it and determine how you would interact with the spaces.\u00a0<br \/>\nFor example, will your cooking habits work with the layout\u00a0of the kitchen?\u00a0Is the kitchen separated from the living room with a\u00a0door or is it open?<br \/>\nSuch factors can run up\u00a0expenses if you purchase\u00a0without considering the implications of a pricey renovation.\u00a0 <\/p>\n<p>Free appliances<\/p>\n<p>Most developers will\u00a0provide\u00a0some appliances\u00a0for free\u00a0with the\u00a0purchase of a\u00a0unit. These\u00a0may\u00a0include\u00a0a built-in fridge, washer-dryer combo, coffee maker, microwave oven and baking oven,\u00a0allowing you to\u00a0save some money.\u00a0<br \/>\nFurthermore, you avoid the risk of\u00a0buying a fridge or washing machine that does not fit\u00a0into the allocated spaces. Condo owners are also\u00a0disallowed from drying their clothes on the balcony,\u00a0so a washer-dryer combo is necessary.\u00a0<br \/>\nCheck what appliances are\u00a0provided\u00a0and how much\u00a0space allocation\u00a0is provided\u00a0to help you determine the size of the appliances you\u00a0should\u00a0buy.\u00a0 <\/p>\n<p>Smoke and mirrors<\/p>\n<p>Often, the common bedrooms\u00a0lack\u00a0size and there are ways to make the spaces look bigger. The use\u00a0of mirrors and reflective surfaces against\u00a0white paint will do just that.\u00a0Mirrors can\u00a0add\u00a0a\u00a0sense of scale and size.\u00a0Add bright lights and tiles to the mix and it\u2019s easy to get distracted.<br \/>\nPay careful attention when entering a\u00a0showunit, especially if it\u2019s a one- or two-bedroom unit and\u00a0you see mirrors everywhere.<br \/>\nAnd when you see it in a supposedly bigger unit, then take note\u00a0of where the mirrors are placed, how often they\u2019re used and if any walls were removed to give you the illusion\u00a0of space.\u00a0 <\/p>\n<p>All in the details<\/p>\n<p>Showflats are also meant to showcase the developer\u2019s commitment to quality. The type of materials they use and how things\u00a0fit together, such as whether a cabinet or\u00a0wardrobe\u2019s door closes properly,\u00a0will\u00a0help demonstrate\u00a0the developer\u2019s pride in their project.
