{"id":67060,"date":"2017-09-21T12:41:44","date_gmt":"2017-09-21T05:41:44","guid":{"rendered":"http:\/\/www.siamlandbank.com\/propertynews\/property-news\/foreign-home-buying-up-20-this-year\/"},"modified":"2017-09-21T13:02:53","modified_gmt":"2017-09-21T06:02:53","slug":"foreign-home-buying-up-20-this-year","status":"publish","type":"post","link":"https:\/\/www.siamlandbank.com\/propertynews\/property-news\/foreign-home-buying-up-20-this-year\/","title":{"rendered":"Foreign home buying up 20% this year"},"content":{"rendered":"<p>&#013;<br \/>\nView of luxury apartments in Singapore.<br \/>\nUOB Kay Hian believes that home purchases by foreigners, which increased by up to 20 percent in the first nine months of 2017, still has room to grow.<br \/>\nThis comes as the figure accounted for only 22 percent of this year\u2019s private home sales volume, compared to 30 percent in 2007 and 32 percent in 2011.<br \/>\nSEE ALSO: Housing market on road to recovery, say experts<br \/>\nIn fact, foreign purchases only comprised 29 percent of the high-end market, way lower than the 41 percent registered in 2007.<br \/>\n\u201cThe return of foreign buying will benefit the mid- to high-end segment in particular, as they tend to favour the prime city centres, which sees higher demand for leasing,\u201d it said.<br \/>\nIt noted that foreign acquisitions tapered down, especially following the introduction of the Additional Buyer\u2019s Stamp Duty (ABSD) of 10 percent from December 2011 and 15 percent from January 2013.<br \/>\nBut as overseas markets \u201ccaught up with harsher property cooling measures to moderate housing prices and limit foreigners\u2019 participation, we expect buying to move up to the mid-high end segment, driven by foreign demand\u201d, said UOB Kay Hian in a note.<br \/>\n\u201cThe levelling of taxation costs overseas is building up the relative appeal of Singapore real estate to foreign investors,\u201d it added.<br \/>\nHong Kong raised its stamp duties on foreign property buyers to 30 percent in November 2016, surpassing Singapore\u2019s 15 percent.<br \/>\nTaipei, on the other hand, rolled out a punitive divestment gains tax of up to 45 percent in January 2016, eclipsing Singapore\u2019s 12 percent sellers stamp duty.<br \/>\nCanada and Australia have also increased the transaction costs for foreigners looking to acquire property.<br \/>\n\u00a0<br \/>\nRomesh Navaratnarajah, Senior Editor at PropertyGuru, edited this story.
