Yet they don\u2019t even need to go to the US to do that.<br \/>\nThe answer lies on their doorstep.<br \/>\nIn nearby Cambodia, Chinese property investors are taking advantage of the liberal circulation of the greenback in the kingdom. \u201cThe airplane from China to Cambodia is still full of property buyers,\u201d Jasper Shin, the sales and marketing manager at Phnom Penh\u2019s TK Square, told\u00a0RealEstate.com.kh.<br \/>\n\u201cThey come here to find a way to deliver money into overseas property. As their currency has devalued 1:7 in recent months, it makes sense that the Chinese consumers want to export their money to overseas investment targets, especially ones in US dollars such as Cambodia,\u201d he explained.<br \/>\nMore: Smog be damned, people are still buying homes in Beijing<br \/>\nInvestors do this by funneling their funds to the China-based \u201cmother company\u201d of the developer in Cambodia, Shin elaborated further. This way, the buyer still captures the overseas property asset while the funds technically remain within the mainland.<br \/>\n\u201cWhen this isn\u2019t possible, Chinese investors in Cambodia can use financial companies to manage their capital transfers and dodge the domestic regulations. Yet this may be on the table or under the table, we don\u2019t know for sure,\u201d he said.<br \/>\nReal estate investment flows from China reached record highs last year despite renewed efforts by the government to quench capital outflows, analysts reported this week.<br \/>\nOverseas commercial real estate investments from China topped USD38.3 billion in 2016, the highest ever recorded by commercial property consultancy DTZ\/Cushman &amp; Wakefield. This outpouring of capital constituted an increase of 49 percent over 2015, according to the consultancy\u2019s new report on Chinese outbound investment capital.<br \/>\nMeanwhile, Jones Lang LaSalle registered a 53 percent surge in outbound property investments, including both commercial and residential, between 2015 and 2016 to USD33 billion.<br \/>\nThe data flies in the face of onerous measures levied by the Beijing regulators on capital outflows to maintain its dwindling foreign reserves. The State Administration of Foreign Exchange required foreign currency purchasers earlier this month to affix their signatures on pledges that the money will not be used toward overseas purchases of property, securities, life insurance, or investment-type insurance.<br \/>\nViolators will lose foreign exchange rights for at least two years and possibly undergo anti-money laundering investigation.<br \/>\nStill, it may do little to stymy the tide of private residential property investors, especially Chinese citizens interested in exposure to the US market. \u201cIt is possible they will prove to have a more resilient interest in the U.S. property market with motivating factors such as education and lifestyle being factored in rather than simply a demand for pure investment performance,\u201d Cushman &amp; Wakefield stated in its report.<br \/>\n\u201cIt\u2019s a fine balancing act,\u201d said James Shepherd, DTZ\/Cushman &amp; Wakefield\u2019s Managing Director Research, Greater China, in a sstatement. \u201cThough the government is carefully monitoring the exchange rate and seeking to have tight control over the capital outflows from China, it still appears that they are very much committed to allowing Chinese companies to go global and diversify their holdings.\u201d<br \/>\nRead next: Where does your country stand in a Trump presidency?&#013;<br \/>\n&#013;<br \/>\nSource : property-report.com&#013;<br \/>\nRead more&#8230;<a href=\"http:\/\/www.property-report.com\/no-chinese-capital-outflows-no-problem-just-go-to-cambodia\/\" target=\"_blank\">No Chinese capital outflows?
