{"id":4068,"date":"2016-02-08T18:11:57","date_gmt":"2016-02-08T11:11:57","guid":{"rendered":"http:\/\/www.siamlandbank.com\/propertynews\/property-news\/apartments-buildings-in-vietnam-may-soon-follow-3-tier-classifications\/"},"modified":"2016-02-08T18:17:17","modified_gmt":"2016-02-08T11:17:17","slug":"apartments-buildings-in-vietnam-may-soon-follow-3-tier-classifications","status":"publish","type":"post","link":"https:\/\/www.siamlandbank.com\/propertynews\/property-news\/apartments-buildings-in-vietnam-may-soon-follow-3-tier-classifications\/","title":{"rendered":"Apartments buildings in Vietnam may soon follow 3-tier classifications"},"content":{"rendered":"<p><img loading=\"lazy\" decoding=\"async\" src=\"http:\/\/i2.wp.com\/www.siamlandbank.com\/propertynews\/wp-content\/uploads\/2016\/02\/Hanoi_St.-Rosenzweig.jpg?fit=740%2C518\" width=\"740\" height=\"518\">&#013;<br \/>\nThe ABCs of Vietnam\u2019s construction ministry proposal that got people talking<br \/>\nHanoi | Image credit: St. Rosenzweig (Wiki Commons)<br \/>\nA draft circular proposed by Vietnam\u2019s Ministry of Construction is drawing mixed reaction from industry players and experts in the country, according to Vietnam News, with some developers welcoming the policy, and others asking for further clarifications.<br \/>\nThe proposal involves apartment buildings that were put into use by July 2015 to be grouped into Class A, B or C, based on four criteria as stipulated by the housing and real estate market management department.<br \/>\nAccording to the draft, the four criteria area as follows: 1) urban planning and architecture; 2) technical and social infrastructure; 3) quality of apartment; and 4) management service quality.<br \/>\nAll compliant buildings will be reviewed every five years and receive the classification from the provincial and municipal departments of construction.<br \/>\nClass A apartments are those that score between 90 and 100 points, Class B from 80 to 90 points, and Class C below 80 points.<br \/>\nMore: Why northern Vietnam\u2019s Hai Phong is the one area to watch out for<br \/>\nCertain developers agree to the proposal, citing the need to standardise building practices in Vietnam.<br \/>\n\u201cIt is important to have measures to prevent shady behaviour during the classification of apartment buildings,\u201d commented Nguyen Xuan Quang, chairman of the Nam Long Real Estate Company.<br \/>\nMeanwhile, Le Hoang Chau, president of the HCM City Real Estate Association, noted that proper classification for high-end buildings must also be implemented to justify their selling prices.<br \/>\nNguyen Trong Ninh, director of the Housing and Real Estate Market Management Department, said that the proposal still needed to be improved.
