\nThe Housing and Development Board (HDB) announced on Thursday (29 December) that the launch of a 2.55ha mixed commercial and residential site at Upper Serangoon Road had been pushed back to give the authorities more time to fine-tune the site requirements for a comprehensive development.
\nOriginally, the land parcel in Bidadari estate was scheduled to be put up for sale through a public tender in December under the confirmed list of the second half 2016 Government Land Sales (GLS) Programme, but this has been postponed until early next year.
\n\u201cThe launch of the site will be deferred till Q1 2017, to allow the site requirements for comprehensive development to be finalised. HDB, as the government\u2019s land sales agent, will make an announcement when the site is finalised for sale,\u201d said the Housing Board in a statement.
\nThe site is expected to yield 825 housing units and 15,000 sq m of commercial space.
\nAccording to experts who spoke to TODAYonline, the site\u2019s proximity to Woodleigh MRT station could have played a role in the tender being deferred, as developments close to transport networks typically involve more planning and design considerations.
\n\u201cThis piece of land overlaps the underground MRT, and usually the tender document for such land specifies what kind of piling and how can the foundation be strengthened when building on top of the MRT shell in order not to hurt the MRT. Such land tenders are usually more complex and the technical specifications are very strict,\u201d said Ku Swee Yong, Chief Executive of property consultancy International Property Advisor.
