\nInsolvencies rocket as army of small firms \u2013 seen as backbone of the sector \u2013 struggle with falling demand, rising interest rates and higher costs\u201cIt\u2019s tough out there,\u201d says Steve Midgley, the managing director of Fairgrove Homes. His east Midlands firm, which builds about 50 homes a year, is one of Britain\u2019s army of small housebuilders that are struggling with falling demand, rising interest rates, labour shortages, and high material and wage costs.\u201cIt\u2019s taking longer for people to sell their own house,\u201d says Midgley. \u201cSo it\u2019s taking vastly longer to exchange contracts. After the reservation, we\u2019re talking three or four months, whereas at one time we\u2019d have had that down to four to six weeks.
