Meanwhile, sales for luxury non-landed residential properties eased in 1H 2022 to $1.1 billion, down 43.7% in total sale value from the second half of 2021.<br \/>\n\u00a0<br \/>\n1) New private home sales shrank 64% in June on lack of new launches<\/p>\n<p>New private home sales in Singapore plunged 64% month-on-month in June amid a lack of new launches.<br \/>\nExcluding executive condominiums (ECs), developers sold 488 units in June compared to the 1,355 units shifted in May.<br \/>\nOn an annual basis, sales declined 44% from June 2021.<br \/>\nJune\u2019s transaction figures brought new home sales for Q2 2022 to 2,504 units, up 37.2% from the previous quarter.<br \/>\nThe decline is unsurprising and even expected, given the lack of new launch projects in the month.<br \/>\nPropNex Realty\u2019s Head of Research and Content Wong Siew Ying adds, \u201cIn addition, the resumption of international travel and the June holidays \u2013 where families tend to go on vacation abroad \u2013 may also have contributed to the slower market activities.\u201d<br \/>\nAs noted by Knight Frank, it is the third straight month that the Core Central Region (CCR) sold over 200 units, and for the first time since March 2021, the region sold the greatest number of units.<br \/>\nThe CCR sold 206 units, while the Rest of Central Region (RCR) and the Outside Central Region (OCR) sold 171 and 111 units, respectively.<br \/>\n\u00a0<br \/>\n2) Luxury non-landed, landed residential sales down in 1H 2022<br \/>\nSales for luxury non-landed residential properties eased to $1.1 billion with a total of 125 units transacted in the first half of 2022, or down 43.7% in total sale value from the second half of 2021, revealed Knight Frank.<br \/>\nA steep 50.6% quarter-on-quarter decline in sales value was registered in Q1 2022, before increasing 29.4% quarter-on-quarter in Q2 2022 as investors scouted for safe heavens and foreign interest returned to the market amid the reopening of borders.<br \/>\nAccording to the PropertyGuru Consumer Sentiment Study H2 2021, luxury property demand is still trending, with as many as 32% of millennials planning to purchase a luxury property in the long run.<br \/>\nLikewise, Knight Frank expects interest for luxury non-landed homes, particularly fully-furnished larger-sized units ready for immediate occupation, to remain strong in 2022 amid the hike in cross-border travel.<br \/>\nMeanwhile, transaction value for landed homes also dropped 46.9% to $2.9 billion in 1H 2022 from the $5.4 billion posted in 2H 2021.<br \/>\n\u201cWhile transaction activity is expected to moderate in the year ahead with a weaker global outlook, it is still clear that the scarcity of landed homes and growing domestic wealth will support demand,\u201d said Knight Frank.<br \/>\n\u201cAs such, housing prices in the landed residential market are expected to increase by around 10% for the whole of 2022.\u201d<br \/>\n\u00a0<br \/>\n3) New SERS rehousing options see few takers<br \/>\nThe blocks chosen for the Ang Mo Kio Housing and Development Board\u2019s Selective En bloc Redevelopment scheme are 562, 563, 564 and 565. Source: Google Maps<br \/>\nThe two new rehousing options unveiled by the Government for Selective En bloc Redevelopment Scheme (SERS) owners appear to have few takers even though such options would not require them to fork out any money.<br \/>\nThe new options are a shorter 50-year lease for owners who are at least 45 years of age at the point of the SERS announcement and a lease buyback on existing flats for seniors.<br \/>\nThe Straits Times reported that out of the 30 residents interviewed at Ang Mo Kio, 23 preferred a fresh 99-year lease, two opted for the 50-year lease and five were still undecided.<br \/>\nProperty analysts were not surprised that the majority of the residents, including seniors, favoured the fresh 99-year lease since there is much uncertainty ahead for those taking up the shorter 50-year lease.<br \/>\nProfessor Sing Tien Foo, director of the Institute of Real Estate and Urban Studies at the National University of Singapore (NUS) pointed to the difficulty in predicting the market value of such 50-year flats, which will enter the resale market only after 10 years.<br \/>\nUntil quite recently, there was actually a trend of young buyers favouring old HDB properties, in hopes of getting selected for SERS.<br \/>\n\u00a0<br \/>\n4) Lakepoint Condominium gets URA approval to relax height controls<\/p>\n<p>After closing the en bloc tender in June with no bids received, Lakepoint Condominium\u2019s marketing agent announced updates on the site\u2019s land planning parameters.<br \/>\nPropNex Realty revealed that the Urban Redevelopment Authority (URA) has stated that \u201cit is prepared to relax the height controls for the future development to be built on the Lakepoint Condominium collective sale site, subject to certain conditions and detailed evaluation when the formal planning application is received\u201d.<br \/>\nJTC also confirmed the development baseline for the site. With the reserve price unchanged at $640 million, this works out to a land rate of about $988 per sq ft per plot ratio (psf ppr), including the lease top-up premium, development charges and 7% balcony space.<br \/>\nTracy Goh, Head of Investment and Collective Sales at PropNex, noted that the site\u2019s height control was one of the concerns raised by some interested parties and that URA\u2019s \u201clatest reply will go some way in addressing the issue\u201d.<br \/>\nPropNex shared that all offers for the site will be reviewed by 22 July 2022.<br \/>\n\u00a0<br \/>\n5) Research reveals where to find affordable HDB resale flats amid soaring prices<\/p>\n<p>With prices for HDB resale flats rising steadily over the past two years, house hunters wonder if they could still find affordable HDB flats.<br \/>\nNotably, Singapore saw public housing prices increase 18.4% over the past two years.<br \/>\nIn an article posted in The Business Times, Nicholas Mak, Head of Research and Consultancy at ERA Realty, revealed that the most affordable bigger HDB flats, such as four-toom, five-room and executive flats, can generally be found in Sembawang.<br \/>\nThis town topped the ranking of lowest median prices for five-room and executive flats while taking second place for four-room flats.<br \/>\nJurong West, Woodlands and Yishun also emerged among the list of towns with the lowest median transacted prices for three-, four- and five-room flats as well as executive flats.<br \/>\nRelated article:\u00a0HDB BTO Aug 2022 Woodlands Review: Right Beside Woodlands South MRT Station on the Thomson-East Coast Line<br \/>\n\u201cHomebuyers could have a better chance to find affordable resale flats of different sizes in these three towns,\u201d said Mak, adding that Jurong had \u201cthe most affordable flats of different sizes\u201d.<br \/>\n\u201cAt the opposite end, Ang Mo Kio only appeared once in the top ten \u201cmost affordable\u201d list, in the the-room flat segment where the town ranked in the seventh position,\u201d shared Mak.<br \/>\nFor deeper pricing insights based on property type, location and more, PropertyGuru releases a free-to-read quarterly Singapore Property Market Report that leverages historical transaction data released by the government and proprietary data on PropertyGuru Singapore.<br \/>\n\u00a0<br \/>\n6) At least 2ha of Pang Sua Woodland will be retained, says HDB<br \/>\nWith the rise of eco-consciousness in recent years, the public has voiced concerns over clearing forests for residential use.<br \/>\nFollowing public feedback and an environmental study, the Housing and Development Board (HDB) changed its plans for a new housing estate within Choa Chu Kang to include at least 2ha of existing greenery, reported The Straits Times.<br \/>\nThe greenery to be retained is along the Pang Sua Canal.<br \/>\nHDB noted that the Rail Corridor\u2019s original alignment, which runs through the area within the western part of Singapore, will also be kept as much as possible.<br \/>\nNature groups, however, continue to oppose the development of the site.<br \/>\nLeong Kwok Peng, Nature Society\u2019s (Singapore) Conservation Committee Chair, was disappointed with the government\u2019s decision to proceed with development.<br \/>\n\u201cBy reducing the woodland\u2019s size, its ability as an ecological connection along the Rail Corridor will be diminished,\u201d he said, adding that developments should be kept on the site\u2019s eastern half, to retain as much greenery as possible.<br \/>\nCicada Tree Eco-Place said Pang Sua Woodland should be left alone since the area is too small to accommodate both wildlife and flats.<br \/>\n\u201cBuilding flats so close to a wildlife corridor will just lead to more human-animal conflicts, in which animals always lose,\u201d it said.<br \/>\nRelated article:\u00a0SG Green Plan: How Living in HDB Flats Will Look Like in 2030<br \/>\n\u00a0<br \/>\n7) HDB issues $1.1bil fixed rate green notes<\/p>\n<p>The Housing &amp; Development Board has issued $1.1 billion, five-year fixed rate green notes under its $32 billion Multicurrency Medium Term Note (MTN) programme.<br \/>\nTo mature on 13 July 2027, the notes come in denominations of $250,000 with a coupon of 2.94% per annum payable semi-annually in arrears. They are rated AAA by Fitch Ratings.<br \/>\nHDB explained that the net proceeds of the notes \u201cwill be used to finance or refinance Eligible Green Projects under the Project Category of Green Buildings as set out in HDB\u2019s Green Finance Framework\u201d.<br \/>\nAnd while approval in principle for the notes\u2019 listing on the Singapore Exchange Securities Trading has been obtained, it should \u201cnot be taken as an indication of the merits of HDB, its subsidiaries or the notes\u201d, said HDB.<br \/>\n\u00a0<br \/>\n8) Four adjoining units at Peninsula Plaza up for sale for $60mil<\/p>\n<p>A portfolio of four adjoining commercial units at Peninsula Plaza has been put up for sale carrying a guide price of $60 million, revealed marketing agent PropNex Realty.<br \/>\nThis works out to $3,750 per sq ft (psf) based on the combined strata area of 16,038 sq ft.<br \/>\nThe portfolio is expected to attract strong interest due to the rarity of finding sizable adjoining strata shop space within the city centre. It is also a 999-year leasehold.<br \/>\nThe tender for the commercial units closes on 18 August 2022.<br \/>\n\u00a0<br \/>\n9) REITs, large developers\u2019 earnings to rebound<br \/>\nMoody\u2019s Investors Service believes the credit quality of REITs and large property developers within Singapore will continue to be stable through 2023 amid the recovery of demand for commercial properties following the easing of COVID curbs.<br \/>\n\u201cHigher retail sales and footfall following the easing of COVID curbs will reduce the need for rent rebates, which will support an earnings rebound at retail assets,\u201d said Moody\u2019s Analyst Yu Sheng Tay.<br \/>\n\u201cOffice rents will also be bolstered by rising demand as employees return to office amid limited supply of new quality office assets.\u201d<br \/>\nAmong those well-positioned to capture the demand recovery are CapitaLand Integrated Commercial Trust, Mapletree Commercial Trust and Frasers Centrepoint Trust, said Moody\u2019s.<br \/>\nCity Developments, GuocoLand and UOL Group will also benefit considering their sizeable property portfolio and hospitality operations.<br \/>\nWhile inflation and rising interest rates may slow the pace of recovery next year, Moody\u2019s still expects the earnings of REITs and large property developers to increase from 2022 to 2023.<br \/>\n\u00a0<br \/>\n10) Prime grade office rents up 1.1% in Q2 2022<br \/>\nSingapore saw prime grade office rents within the Raffles Place \/ Marina Bay area increase 1.1% quarter-on-quarter to $10.36 per sq ft per month (psf pm) on average in the second quarter of 2022, revealed Knight Frank.<br \/>\nThis brought rental growth for the first half of 2022 at 2.3% and 3.8% since office rents bottomed out in the third quarter of 2021.<br \/>\nKnight Frank noted that the Raffles Place \/ Marina Bay precinct also registered healthy occupancy levels despite a limited supply of available office space, rising 1.5 percentage points quarter-on-quarter to 95.4%.<br \/>\n\u201cOverall CBD occupancy levels also recorded improvement. In a reversal of downsizing decisions due to hybrid working, some firms are instead considering options such as restacking and reconfiguration to rejuvenate their office space for flexible working collaboration,\u201d it said.<br \/>\nLooking ahead, Knight Frank expects office rents to grow between 3% and 5% for the whole of 2022.
