{"id":112930,"date":"2019-12-07T14:02:33","date_gmt":"2019-12-07T07:02:33","guid":{"rendered":"http:\/\/www.siamlandbank.com\/propertynews\/property-news\/massive-kampong-bugis-white-site-launched-for-sale\/"},"modified":"2019-12-07T14:04:27","modified_gmt":"2019-12-07T07:04:27","slug":"massive-kampong-bugis-white-site-launched-for-sale","status":"publish","type":"post","link":"https:\/\/www.siamlandbank.com\/propertynews\/property-news\/massive-kampong-bugis-white-site-launched-for-sale\/","title":{"rendered":"Massive Kampong Bugis white site launched for sale"},"content":{"rendered":"<p><img loading=\"lazy\" decoding=\"async\" src=\"http:\/\/i1.wp.com\/www.siamlandbank.com\/propertynews\/wp-content\/uploads\/2019\/12\/kampong-bugis-white-site-development-condo.jpg?fit=680%2C453\" width=\"680\" height=\"453\">&#013;<br \/>\nNearly the size of 14 football fields, a sprawling 8.2 ha white site at Kampong Bugis on the Government Land Sales (GLS) reserve list has been made available for application by the Urban Redevelopment Authority (URA) on 5 December.<br \/>\nLocated at the mouth of Kallang River and located near to Lavender, Kallang and Bendemeer MRT stations,\u00a0the 99-year leasehold site has a maximum gross floor area (GFA) of 390,000 sq m, which could yield a maximum of 4,000 housing units, according to URA.<br \/>\nMeanwhile, 50,000 sq m of GFA for the Kampong Bugis white site will be designated for complementary uses, which may include serviced apartments, retail, offices and community uses such as a senior activity centre, as well as sports and recreational facilities.<br \/>\nThe entire\u00a0precinct is expected to take 11 to 13 years to complete.<br \/>\nKampong Bugis a \u201cfuture waterfront residential precinct\u201d: URA<br \/>\nThe white site, envisioned by URA to be a future waterfront residential precinct that is car-lite, community-centric and sustainable, will be released for sale to a master developer.\u00a0As part of the project, the\u00a0existing Kallang Riverside Park will be enhanced with new public spaces to better serve the public.<br \/>\nArtist impression of possible buildings at Kampong Bugis.<br \/>\nTo attract developer interest, URA revealed that it has drawn up an \u201coption scheme\u201d, which is a flexible payment scheme, and a \u201cphased-development approach\u201d that allows the developer to phase the development of the site in tandem with market demand with lower upfront costs and risks.<br \/>\nTo ensure that the developer\u2019s concept proposal is aligned with the government\u2019s vision for the site, the concept and price revenue tender approach will be adopted, in which concept proposals and tender prices are separately submitted by tenderers.<br \/>\nOnly concept proposals deemed compelling will be shortlisted to proceed to the evaluation\u2019s second stage, which will then be based on price only.<br \/>\nRECOMMENDED ARTICLE:\u00a0Analysed: The Three GLS Residential Confirmed Sites For 1H 2020<br \/>\nTweak to bidding system for Kampong Bugis site<br \/>\nFor this site, URA will introduce a modification to the concept and price revenue tender approach.<br \/>\n\u201cSpecifically, a tenderer with an outstanding concept proposal identified at the first concept evaluation stage will be offered the option to top up its bid price to match the highest bid price amongst all the shortlisted concept proposals in the second price stage, in the event that the tenderer is not the highest bidder,\u201d said URA.<br \/>\n\u201cThis is to strongly incentivise tenderers to draw up exceptional concept proposals, as they would have a greater chance of securing the tender while achieving the best possible development outcomes for these two sites.\u201d<br \/>\nHowever, URA clarified that the top-up option will only be offered \u201cvery selectively\u201d to one or two proposals which are considered \u201cexceptionally outstanding amongst all shortlisted concept proposals\u201d.<br \/>\nIn case no outstanding proposal is identified, the award will be given to the highest bidder.<br \/>\nLooking for a home near the future Kampong Bugis development?
