{"id":112777,"date":"2019-11-30T15:10:05","date_gmt":"2019-11-30T08:10:05","guid":{"rendered":"http:\/\/www.siamlandbank.com\/propertynews\/property-news\/private-residential-price-increase-in-singapore-unlike-other-cities-imf\/"},"modified":"2019-11-30T16:12:09","modified_gmt":"2019-11-30T09:12:09","slug":"private-residential-price-increase-in-singapore-unlike-other-cities-imf","status":"publish","type":"post","link":"https:\/\/www.siamlandbank.com\/propertynews\/property-news\/private-residential-price-increase-in-singapore-unlike-other-cities-imf\/","title":{"rendered":"Private residential price increase in Singapore unlike other cities: IMF"},"content":{"rendered":"<p><img loading=\"lazy\" decoding=\"async\" src=\"http:\/\/i0.wp.com\/www.siamlandbank.com\/propertynews\/wp-content\/uploads\/2019\/11\/singapore-property-market-foreign-buyer-demand-chart-table.png?fit=1715%2C1005\" width=\"1715\" height=\"1005\">&#013;<br \/>\nPrivate residential prices in Singapore appear to have \u201cdecoupled\u201d from the worldwide chase for property rental yields\u00a0since 2013, as wealthy foreign buyers continue to exert their influence on the city state, according to The Business Times citing a study by the International Monetary Fund (IMF).<br \/>\nAccording to the IMF study,\u00a0the decoupling was brought about by Singapore regulators implementing macroprudential measures\u2014such as the Additional Buyer\u2019s Stamp Duty (ABSD)\u2014that targeted foreign speculators and buyers, who were the pacemakers behind the asset chase on Singapore properties.<br \/>\nThe report showed that an unmitigated increase in residential property prices could have further fueled foreign buyer appetite\u00a0for the domestic property market.\u00a0<br \/>\nPrices in the private residential property market grew by almost 16% from 2010 to 2013, according to the report. During this period, speculative activity and interest from foreign buyers were high, as indicated by the huge shares of short-term resales. Foreigners accounted for nearly 20% of all transactions back in 2011, said the IMF report.<br \/>\nForeign buyers continue to wield price influence despite lower demand<br \/>\nMeanwhile, PropertyGuru and URA data showed that foreign buyers continue to account for about half of the transaction volume for properties above $5 million in the Core Central Region (CCR) of Singapore.<br \/>\n\u00a0<br \/>\nOverall, the IMF report stated that foreign buyers\u2019 share of transactions accounted for 5% to 6% of total transactions for the first three quarters of 2019. According to the report, foreigners\u2019 purchases were seen to have the biggest influence on the growth of residential property prices, with the effects deemed \u201ceconomically significant\u201d.<br \/>\nApart from that, property speculators were also one of the biggest influences on property prices. Property \u2018flippers\u2019, despite making up only about 5% to 6% of resale transactions between 2004 and 2012, can influence property prices by creating a positive feedback to landlord-investors and owner-occupiers.<br \/>\n\u201cIn these cases, the growth of residential property prices would be positively correlated with transactions,\u201d said the report.<br \/>\nNevertheless,\u00a0a runaway property price increase\u00a0akin\u00a0to property markets such as Hong Kong, Sydney and Vancouver\u00a0appears to have been averted. \u201cBy targeting risk sources such as the transactions of speculators, corporates and foreigners via stamp duty, cooling measures introduced by the Singapore regulator since 2013 have limited excessive property price increases,\u201d said the report.<br \/>\nRECOMMENDED READ:\u00a0Foreigners Just Bought These 4 SG Luxury Condos At Crazy Prices<br \/>\nLooking for a property in Singapore?
